When to look for a room in Chicago, October to January
When to look for a room in Chicago: last winter half a 2-bed fell just $9, but listings took twice as long to rent. A month-by-month plan, October to January.

On Oct 7, someone on r/AskChicago asked a question a lot of people are asking right now: when should I look for a room so I don't end up without a place to stay? (r/AskChicago, Oct 7, 2026). The short answer: for a December or January move, start now, about 45 to 90 days ahead. That puts a Jan 1 move's window between Oct 3 and Nov 17. Don't expect a big discount. Last winter, half a typical two-bedroom fell just $9 a month from October to January. The real advantage is less competition: listings took about twice as long to rent in January as in June.
This page shows where those numbers come from, the notice rules that decide when rooms open up, the student dates that add a small winter wave, and a plan for each month from October to January.
Is winter really the slow season for Chicago rentals?
Yes. The rental guides we read agree on the shape: Chicago's busy season runs from May through August, May 1 and Sept 1 are the big lease start dates, and things slow down from December to February (sources 17, 18). None of those guides cites data for it, and we found no public dataset that counts Chicago lease starts by month. So here's what we could measure.
Listings sit longer. On one rent index that tracks signed leases, Chicago's days-on-market measure was 39.3 in January 2026, its high for the year, and 18.7 in June, its low (source 1). The index doesn't define the unit, but read as days, a January listing took about twice as long to rent. One caveat: a broker's report on its own Chicago-area listings shows 21 days in Q1 2026 and 24 in Q2 (source 5). It measures something else, quarter by quarter, and it doesn't show a slow January. The sources differ.
Fewer people are asking for roommates. We counted roommate and sublet posts by month on two Chicago subreddits:
| Month | r/AskChicago | r/DePaul |
|---|---|---|
| Oct 2025 | 11 | 2 |
| Nov 2025 | 5 | 4 |
| Dec 2025 | 7 | 2 |
| Jan 2026 | 5 | 12 |
| Mar 2026 | 7 | 6 |
| Apr 2026 | 20 | 20 |
| May 2026 | 17 | 13 |
| Jul 2026 | 25 | 7 |
| Sep 2026 | 13 | 2 |
Roommate and sublet posts by month, found by keyword search, on two Chicago subreddits (our count, read Oct 10, 2026; sources 19, 20). It shows the shape only and doesn't measure how many rooms there are.
On r/AskChicago, October to January averaged about 7 posts a month, against about 21 in April, May and July. That's about a third. Fewer people searching means fewer people competing for the same room. In a September thread about a January move, one renter put it plainly: few people move out in the cold, so there are fewer places, but there's less competition too (r/chicagoapartments, Sep 2026).
That's the trade. There are fewer listings, moving in snow and cold is harder, and if you start too early in the slow season you'll see very little (sources 17, 18). What you get in return is time: to tour without a rush, ask questions, and get to know the people you'd be living with.
Do rents drop in winter, and is October the low point?
A little, and no. Here's last winter on the signed-lease index, with half of a typical two-bedroom as a stand-in for one room (source 1; the halves are our arithmetic):
| Month | 2-bedroom median | Half |
|---|---|---|
| Oct 2025 | $1,814 | $907 |
| Nov 2025 | $1,808 | $904 |
| Dec 2025 | $1,797 | $899 |
| Jan 2026 | $1,795 | $898 |
| Feb 2026 | $1,811 | $906 |
| Jul 2026 | $1,925 | $963 |
Median rent on new two-bedroom leases, city of Chicago (source 1, read Oct 14, 2026). "Half" is our arithmetic.
- The winter dip was $9 a room. From October to January, half a two-bedroom went from $907 to $898.
- Asking rents fell more. On one big listing site, the average asking rent fell from $1,975 in October 2025 to $1,900 in January 2026, down 3.8% (source 2).
- October isn't the dip. That site's average for Oct 1 to 12, 2026 was $2,034, up from $2,000 in September (source 2). A 2018 study found September and October were Chicago's most expensive months to sign, with one-bedrooms 3.2% higher in October (source 4). That study is old, but it points the same way.
- The sources don't agree on the low point. The signed-lease index bottomed out in January. Another listing site says February runs about 4.2% below July's peak (source 3).
- The bigger move is the spring climb. From January to July 2026, half a two-bedroom rose $65 a month, from $898 to $963 (source 1).
So a winter search won't save you much on rent. It mostly saves you from competing for every room with the summer crowd. For the full math by neighborhood, see what a room costs in Chicago.
How far ahead should you start looking?
The guides don't agree on a number, but they cluster between 45 and 90 days. One says 60 to 90 days before move-in (source 17). Another says 60 to 90 days for a summer move, 45 to 60 for a fall or winter move, and that with 30 days or fewer you'll have to decide quickly (source 18). In two recent Chicago threads about January moves, renters said 60 days (r/AskChicago, Sep 2026; r/chicagoapartments, Sep 2026).
Here's what that means on the calendar:
| Move-in | 90 days before | 60 days before | 45 days before |
|---|---|---|---|
| Dec 1, 2026 | Sep 2 | Oct 2 | Oct 17 |
| Jan 1, 2027 | Oct 3 | Nov 2 | Nov 17 |
| Jan 15, 2027 | Oct 17 | Nov 16 | Dec 1 |
| Feb 1, 2027 | Nov 3 | Dec 3 | Dec 18 |
Start dates for a room search, counted back from each move-in date (our arithmetic). The 45-to-90-day range comes from the guides above.
If you want a Dec 1 move, you're already inside the window. For Jan 1, the next four weeks are your window.
There's also a rule that explains why rooms can show up before anyone has moved out. Under Chicago's landlord and tenant ordinance, a landlord may show your unit to new renters in the last 60 days of a lease, and the tenant can't unreasonably refuse (source 8). That's a permission, not a schedule. It doesn't mean every listing goes up 60 days ahead, but it does mean you can often tour a room while the person leaving still lives there.
Why do rooms come up in the middle of a lease?
This part is our reading of the calendar, not a measured fact. Whole-apartment leases cluster around May 1 and Sept 1, so most people decide to find a roommate around those dates. Between them, a room usually opens because something changed: a roommate leaves a lease that's still running, or someone moves for a new job or a school term. October's roommate posts look like that, with people asking for someone by Dec 1 in Irving Park, Chicago, or for a December roommate (r/chicagoapartments, Oct 2026).
If you're joining a lease that's already running, the landlord usually has to approve you, the same as any applicant. Before you agree to anything, read how adding or replacing a roommate mid-lease works and whether a sublet is allowed.
Notice rules set the timing for the people leaving. Chicago's Fair Notice rule binds the landlord, not the tenant:
- 60 days' notice to end a lease or raise the rent if you've lived in the unit more than six months but less than three years, and 120 days after three years (source 6).
- 30 days for a month-to-month tenancy under six months, according to Illinois Legal Aid (source 7).
- On a fixed-term lease that ends on a set date and doesn't renew automatically, tenants usually don't have to give notice. There are exceptions, including leases that renew automatically (source 7). We found no law that says how far ahead a tenant has to tell the landlord they're leaving, so check your lease.
Count back from May 1 and the landlord's notice for a lease ending then falls between about Jan 1 (120 days) and early March (60 days). That's one reason rooms for spring start showing up in January.
What happens to student rooms in December and January?
Students add a small wave to the slow season. Terms end in late November and December and start again in January:
| School | Fall term ends | Next term starts |
|---|---|---|
| DePaul | Autumn quarter ends Nov 24; halls close for winter Nov 25 | Winter classes Jan 4, 2027 (halls reopen Jan 3) |
| UIC | Instruction ends Dec 4; finals Dec 7 to 11 | Spring instruction Jan 11, 2027 |
| Loyola | Classes end Dec 5; finals Dec 7 to 12 | Spring classes Jan 19, 2027 |
| UChicago | Autumn quarter ends Dec 12; finals Dec 8 to 11 | Winter quarter Jan 4, 2027 |
2026–27 term dates at four Chicago universities, from their official calendars (sources 10 to 15, read Oct 19, 2026). UChicago says its dates can change without notice.
What it means for rooms is our reading. Students who graduate in December, study away or move at term end leave rooms behind, and students starting in January need them. On Oct 14, UIC's off-campus housing portal already showed a "Winter Sublease" at $985 and a room "From January 2027" at $800 per bedroom (source 16). Those are two single listings, not a price guide. Leases on that portal run anywhere from 2 to 10 months, which suits a winter gap. DePaul residents who won't be back for winter quarter have to cancel by Nov 18 (source 14), so watch for sublets near campus after that.
The big student wave comes later. On r/DePaul, roommate and sublet posts went from 12 in January 2026 to 20 in April, when next year's housing gets decided (source 20). For prices, see whether students pay less for a room.
Your month-by-month plan, October to January
This is a plan, not a forecast. Each step rests on the dates and rules above.
October: set your window and get ready.
- Pick your move-in date and find your start date in the table above. For Jan 1, that's Oct 3 to Nov 17.
- Set a budget from what a room costs in Chicago, and list two or three neighborhoods.
- Have proof of income and a reference or two ready. That was the top advice in the Oct 7 thread (source 21), and it's what landlords look at, as our first guide explains.
- Start talking with people you might live with now. Getting to know someone takes time, and if they already hold the lease, the landlord's approval adds a step. Xzerno, a free-to-use roommate app for Chicago, has you answer a Living Style questionnaire, and messaging opens only after both people say yes.
November: tour and apply for December and January.
- This is the window for a Jan 1 move: Nov 2 is 60 days out and Nov 17 is 45.
- Ask the landlord, in writing, for every fee besides rent before you pay anything. Our price guide covers the fees that come on top of rent.
- If you're near DePaul, watch for sublets after Nov 18 and Nov 25.
December: a thin pool, so use the time.
- Expect fewer listings and slower replies over the holidays. On the big listing site, the average asking rent was $1,950 in December 2025 and $1,900 in January 2026, down from $1,975 in October (source 2).
- Ask whether the landlord offers a concession, like a free month. Rental guides say winter is when they're offered (source 18). We found no data that measures how often.
- UIC finals end Dec 11, and Loyola's and UChicago's terms end Dec 12, so January sublets can turn up (sources 10 to 15).
- Never send money for a room you haven't seen in person. See how to spot a room-for-rent scam.
January: last call for winter, first look at spring.
- This is your last month for a January or early-February move. Classes start Jan 4 (DePaul, UChicago), Jan 11 (UIC) and Jan 19 (Loyola).
- Leases signed from Jan 1, 2027 fall under new Illinois fee rules, including a $50 cap on most application fees (source 9).
- Rooms for May 1 start to appear. Landlords' notices for leases ending around May 1 fall due between about Jan 1 and early March.
Frequently asked questions
When should I start looking for a room for a January move in Chicago?
About 45 to 90 days ahead, so between Oct 3 and Nov 17 for a Jan 1 move. One rental guide says 45 to 60 days for a winter move, another says 60 to 90, and renters in recent Chicago threads said 60. Starting in October leaves time to meet possible roommates and get a landlord's approval before the holidays slow everything down.
Which month is cheapest to rent in Chicago?
The sources disagree, and the gap is small. On a signed-lease index, half a typical two-bedroom bottomed out at $898 in January 2026, just $9 below October. One listing site's asking rents also hit their low in January. Another says February runs about 4.2% below July. October isn't the low point: asking rents in early October 2026 were up on September.
Is it harder to find a room in Chicago in winter?
There are fewer rooms, but fewer people are looking. Roommate and sublet posts on r/AskChicago ran at about a third of the spring and summer level from October to January, and one rent index shows listings taking about 39 days to rent in January against 19 in June. You'll see less, but with more time to decide.
Does my landlord have to tell me if my lease won't be renewed?
In Chicago, yes. Under the City's Fair Notice rule, a landlord must give 60 days' notice to end a lease or raise the rent if you've lived there more than six months but less than three years, and 120 days after three years. Illinois Legal Aid lists 30 days for a month-to-month tenancy under six months. General information, not legal advice.
