Xzerno is a marketplace and discovery platform that may help users find and communicate with potential roommates based on user-provided housing plans, living preferences, and compatibility factors.

Xzerno does not assign roommates, require users to connect, guarantee a match, guarantee compatibility, or make housing decisions for users.

Xzerno is not:

• A landlord
• A property owner
• A property manager
• A real-estate brokerage
• A leasing agency
• A legal adviser
• A financial adviser
• A background-check service
• A credit-reporting agency
• A guarantor
• An insurer
• A law-enforcement service
• An emergency service
• A party to user agreements

• Users must be at least 18 years old.
• Users must be legally capable of agreeing to these Terms.
• Users must provide accurate account information.
• Suspended users may not create replacement accounts without permission.

Xzerno is in active development. Current services may include:

• Public marketing information
• Xzerno accounts
• Email verification
• Authentication and account access
• Early application features
• Product requests
• Contact forms
• Build updates

• The product is still being developed.
• Features may change or become available on different timelines.
• Feature availability may be limited during early development.
• Creating a Xzerno account does not guarantee a roommate match.
• Some features shown on the marketing website describe product direction or concepts until they are released inside the Xzerno application.
• Availability initially focuses on Chicago.
• Users remain responsible for their own roommate and housing decisions.

• Xzerno introduces or displays potential users.
• Users independently decide whether to interact.
• Users are never required to accept a recommendation.
• Users may stop communicating at any time.
• Users independently evaluate compatibility and safety.
• Xzerno does not negotiate or approve roommate arrangements.
• Xzerno does not control what happens during or after user interactions.
• Xzerno is not responsible for enforcing private roommate rules.
• Xzerno is not responsible for collecting rent or deposits.
• Xzerno is not responsible for lease compliance.
• Xzerno is not responsible for property conditions.
• Xzerno is not responsible for promises made by users.

Xzerno does not guarantee that:

• A user will find a roommate
• Every city will have available users
• Every profile will respond
• Preferences will remain current
• Users will agree
• Users will be compatible offline
• Information supplied by users is complete
• A housing arrangement will be available
• A lease will be offered
• A property will meet expectations
• A relationship will be safe or successful

Users are responsible for:

• Reviewing profiles
• Asking questions
• Conducting their own research
• Verifying identity
• Verifying property ownership or authority
• Inspecting housing
• Reviewing leases
• Seeking legal advice
• Checking local laws
• Deciding whether to meet
• Choosing safe meeting arrangements
• Protecting personal information
• Deciding whether to make payments
• Resolving private disputes

• Xzerno may in the future offer email, phone, photo, or other verification indicators.
• Verification, if offered, only confirms the limited item described.
• Verification does not guarantee identity, character, criminal history, financial status, safety, or trustworthiness.
• Not every user will necessarily be verified.
• Users must not treat a verification badge as a guarantee.

Unless Xzerno expressly launches a separate background-check feature:

• Xzerno does not conduct criminal background checks.
• Xzerno does not check sex-offender registries.
• Xzerno does not verify employment.
• Xzerno does not verify income.
• Xzerno does not verify credit.
• Xzerno does not verify immigration status.
• Xzerno does not inspect housing.

If background checks are later introduced, separate terms and disclosures may apply.

Meeting strangers and entering housing arrangements carries inherent risk. Users voluntarily decide whether to:

• Communicate off-platform
• Meet in person
• Visit a property
• Share transportation
• Exchange documents
• Transfer money
• Sign an agreement
• Move in together

Users assume responsibility for their own decisions and interactions, subject to rights that cannot legally be waived.

• Xzerno currently does not request or hold roommate deposits or rent.
• Users should independently verify any payment request.
• Users should not send money because another person pressures them.
• Xzerno is not responsible for off-platform payments.
• Refund disputes between users are not controlled by Xzerno.
• Users should verify the property and legal authority before paying.

Users retain ownership of content they submit.

By submitting content, users grant Xzerno a limited license necessary to:

• Display profiles
• Operate features
• Review reports
• Improve services
• Promote Xzerno only where permission or applicable settings allow

Users must have the right to upload their content.

Users must not use Xzerno to present:

• False identities
• Misleading photographs
• False housing claims
• False ownership claims
• Fake employment information
• Fake budget information
• Misleading availability
• Impersonation
• Fraudulent documents
• Concealment of material housing facts for fraudulent purposes

Users must not:

• Harass, threaten, or stalk others
• Engage in hate speech
• Engage in sexual solicitation or human trafficking
• Commit fraud, scams, or phishing
• Request illegal payments
• Dox users or share private information
• Impersonate others
• Engage in illegal activity
• Distribute malware
• Scrape Xzerno automatically
• Send spam
• Create multiple abusive accounts
• Circumvent suspensions
• Use Xzerno to collect data about users
• Use Xzerno for non-roommate commercial solicitation

Users must comply with applicable:

• Federal law
• State law
• Local housing law
• Fair-housing law
• Anti-discrimination law
• Advertising law

Housing and roommate laws may vary based on location, property type, occupancy, and the nature of the arrangement. Users are responsible for understanding and following laws that apply to them.

Unlawful discriminatory content and conduct are prohibited.

Xzerno may:

• Review reports
• Remove content
• Limit visibility
• Pause accounts
• Suspend accounts
• Terminate accounts
• Preserve information where legally required
• Cooperate with lawful investigations

• Xzerno is not required to monitor every interaction.
• Failure to remove something immediately does not mean it is approved.
• Reporting does not guarantee a particular outcome.
• Xzerno may prioritize reports based on safety and available evidence.

The Xzerno name, branding, website content, software, design, and original materials are owned by Skyliners Tech LLC or its licensors.

Xzerno does not claim ownership over user-created content beyond the operating license described above.

External links, services, analytics, email providers, and future integrations have their own terms and privacy practices. Xzerno is not responsible for third-party services.

Nothing on Xzerno replaces professional, legal, financial, or safety advice.

To the fullest extent permitted by applicable law, Skyliners Tech LLC and Xzerno are not responsible for indirect or consequential harm arising from:

• User conduct
• Offline interactions
• Housing arrangements
• Payments
• Leases
• Property conditions
• User-provided information
• Unauthorized access
• Service interruptions
• Reliance on compatibility information

Nothing in these Terms is intended to override rights that cannot legally be waived.

Users agree to be responsible for claims resulting from their own:

• Unlawful conduct
• Content
• Agreements
• Housing activity
• Violation of another person's rights
• Violation of these Terms

This section is intended to be reasonable and remains subject to future legal review.

Users may stop using Xzerno at any time.

Xzerno may restrict access for:

• Violations
• Fraud
• Safety risk
• Abuse
• Legal requirements
• Platform protection

A governing state and formal dispute-resolution process will be added following professional legal review. Until then, these Terms do not include a mandatory arbitration clause, class-action waiver, or jury waiver.

Xzerno may update these Terms as the product evolves. Material changes will be reflected on this page with an updated effective date, and where legally valid, continued use of Xzerno may indicate acceptance.
