What a room costs in Chicago, and how we got the number

Half of a Chicago 2-bedroom runs $950 to $1,348 a month across four rent sources. The math, month by month and ZIP by ZIP, and what students pay.

A room in Chicago costs about $950 to $1,350 a month if you split a two-bedroom evenly with one roommate, as of October 2026. With two roommates in a three-bedroom, your third comes to about $780 to $1,030. Those aren't listing prices for rooms. They're whole-apartment rents divided by the number of bedrooms. That's our arithmetic, and this page shows all of it: which numbers we used, why they disagree, how rents moved since September 2025, what last winter suggests for the months to January 2027, a ZIP-code table, and whether students pay less.

How we worked out what a room costs

Rent data covers whole apartments, sorted by bedrooms. So we took the typical two-bedroom rent and divided it by two, and the typical three-bedroom rent and divided it by three. That's what each person pays on an even split.

The catch is that every source measures something different. Some count rents people actually signed. Others count what landlords are asking right now. Some use the median, the listing in the middle. Others use the average, which a few expensive units pull up. One covers only big buildings. So rather than pick the number we like best, here are all of them.

2Average asking rent, largest listing site, Oct 12$2,000$1,000$2,350$783
3Median asking rent, listings from past 30 days, Oct 14$2,695$1,348$2,797$932
4Average rent, a big listing site's report, Oct 2026$2,578$1,289$3,092$1,031
5Average rent, buildings of 50+ units only, Sep 30$3,329$1,665$3,699$1,233
6Average rent, including listings already rented, Oct 2026$3,200$1,600$3,000$1,000

Chicago two- and three-bedroom rents from six sources, 2026. "Half" and "A third" are our arithmetic. The source numbers match the Sources list at the end of this page.

How many listings sit behind each row, where the site shows a count (read Oct 14, 2026): row 2, 8,943 available rentals; row 3, 10,511; row 4, 13,576. Rows 1 and 5 are indexes that don't publish a listing count, and row 6 doesn't show one.

How to read it:

  • The first four rows are the core range: $950 to $1,348 for half a two-bedroom. The signed-lease figure is lowest. It's also a three-month moving average of leases already signed, so it moves slowly. Asking rents from listings posted this month run higher.
  • The last two rows run higher because of what they count. Row 5 covers only large buildings. Row 6 mixes in places already rented, and its three-bedroom comes out cheaper than its two-bedroom, which points to a small sample.
  • If you're searching right now, budget from the asking rows (2 to 4). That's what a landlord will quote you.

How much has a room's rent changed since September 2025?

Here's half of Chicago's median two-bedroom, month by month, from the signed-lease index (source 1). It covers the city of Chicago only.

Median rent on new two-bedroom leases, city of Chicago, Sep 2025 to Sep 2026 (source 1, read Oct 14, 2026). "Half" is our arithmetic.

The shape is simple. Rent slipped a little through the winter, climbed from February to a peak in July, and has eased since. Over the full year, a half went up $40 a month.

Across all apartment sizes, the same index rose 4.3% from Sep 2025 to Sep 2026. A second index of typical rents (source 7) rose 5.8% from Aug 2025 to Aug 2026. So Chicago rent is up about 4% to 6% on a year ago.

What will a room cost through January 2027?

Nobody has data for November 2026 to January 2027 yet. What we do have is last winter. Treat it as a pattern, not a forecast.

  • Asking rents dipped. On the largest listing site, the average asking rent in Chicago fell from $1,975 in Oct 2025 to $1,900 in Jan 2026, down 3.8% (source 2). On a $2,000 two-bedroom, a 3.8% drop is $76 a month, or $38 each.
  • Signed rents barely moved. In the signed-lease index, half a two-bedroom went from $907 in October to $898 in January (source 1).
  • Listings sat longer. The same index's days-on-market measure was 39 in Jan 2026, against 19 in Jun 2026 (source 1). Winter gives you more time to compare.
  • One claim doesn't fit its own chart. One listing site says February is Chicago's cheapest month, about 4.2% below the July peak. But its own chart for the past year shows no winter dip: its all-sizes median rose from about $2,100 in Aug 2025 to about $2,295 in Sep 2026 (source 3). We'd read the February line as a general rule, not a promise.

If last winter repeats, a room could cost 1% to 4% less in January than it does now, with rents climbing again from spring. Our first guide covers when to look for a roommate in Chicago.

What does a room cost in each Chicago neighborhood?

This table uses one source only, so the rows compare fairly: the largest listing site's average asking rent by ZIP code (source 8), from Oct 12, 2026 data. We matched ZIP codes to neighborhood names ourselves, and ZIPs don't follow neighborhood lines exactly. Rows run roughly north to south, not by price.

Average asking rent divided by bedrooms, by Chicago ZIP code, Oct 12, 2026 data (source 8, read Oct 14, 2026). Splits are our arithmetic. "Rentals listed" is the page's count of available rentals.

Before you use a row:

  • Watch the small counts. South Loop (111 rentals), River North (121), Chinatown / IIT (127) and Humboldt Park (142) have few listings, so a couple of pricey units can move the average. In the South Loop and River North, a third of a three-bedroom costs more than half a two-bedroom. That usually means a few luxury three-bedrooms are in the mix.
  • Every ZIP got pricier. Typical rent rose in all 14 of these ZIP codes that the second index covers, from 3.3% in Hyde Park (60615) to 9.9% in Lincoln Park (60614), Sep 2025 to Aug 2026 (source 7).
  • You apply for the whole rent, not your half. A two-bedroom in Rogers Park (60626) averages $2,050, and that's the rent on the application. No law sets an income or credit minimum: each landlord sets its own and must apply it the same way to every applicant (Illinois Legal Aid Online, revised Mar 25, 2026), so ask for it in writing before you apply. More on what landlords check when roommates apply together.

It helps to start from budgets that fit. Xzerno, the free-to-use roommate app for Chicago, shows two people when their budget ranges overlap.

Do students pay less for a room in Chicago?

It depends on what you compare it with. We could check prices for two kinds of student housing: per-bed buildings near the downtown campuses, and dorms.

Per-bed buildings. These rent by the bed, not the apartment.

  • One student building in the Loop charges $1,411 to $2,737 per bed (Oct 14, 2026). Furniture, utilities, wireless internet and an in-unit washer and dryer are included. Leases run 9 to 12 months (source 10).
  • UIC's off-campus housing portal listed 75 by-the-bed rentals on Oct 14, 2026. On the first 26 we read, the lowest price per bed had a median of $1,048, with a range of $420 to $1,800. Some already advertise January 2027 move-ins, one at $800 per bedroom.

Now compare with a regular apartment in the same areas, from the ZIP table: half a two-bedroom is $1,750 in the South Loop and $1,915 in the West Loop / UIC area. Near the downtown campuses, the low end of the per-bed buildings we read ($1,080 to $1,411) costs less than that, and the Loop building includes bills. The high end ($2,044 to $2,737) costs more.

Further out, it flips. Two coliving buildings in Pilsen ask $1,045 to $1,295 per bed. Half a regular two-bedroom in 60608 is $948, and a third of a three-bedroom is $767. These prices come from different sources, so read them as a rough guide, not like for like.

Dorms. UIC's 2026–27 room rates are yearly, for a contract from Aug 23 to Dec 12, 2026 and Jan 10 to May 8, 2027. That's 229 days, about 7.5 months. A shared double is $10,550; a four-bedroom apartment is $14,565. Spread over the months you actually live there, that's about $1,400 to $1,930 a month (our arithmetic). Most halls also require a $4,281 meal plan, plus a $50 application fee and an $80 technology fee each semester.

Fees. The Loop building above charges a $300 application fee per applicant and a $150 communications fee at move-in. For leases signed after Jan 1, 2027, Illinois caps application fees at $50 (next section). We found no citywide student discount.

What fees come on top of rent, and what changes Jan 1, 2027?

Ask early what's due besides the first month's rent, and whether the landlord wants a security deposit or a non-refundable move-in fee instead. Chicago's RLTO sets rules for deposits, and its text doesn't address move-in fees (RLTO, ch. 5-12). Our first guide covers deposits and move-in fees.

For leases signed after Jan 1, 2027, Illinois Public Act 104-0479 changes the fee rules:

  • Every required fee goes on page one of the lease. If it isn't there, the tenant doesn't owe it. Fees must also show in the listing or a page it links to.
  • The lease or listing must say whether utilities are included.
  • Application fees are capped at $50, background check included. A landlord can charge more only if a third-party check truly costs more, they pay it up front, and they bill you with receipts within 14 days.
  • Some fees are banned, including fees to modify or renew a lease and fees for an in-person move-in or move-out walk-through. Whether a fee to swap a roommate counts as a banned modification fee hasn't been tested; more in how to add or replace a roommate mid-lease.
  • Owner-occupied buildings with six or fewer units are excluded.

We found no current, dated figure for Chicago heat, electricity or internet bills, so we haven't guessed one. Ask the current tenants what they paid last winter, and get in writing which bills are in the rent.

Frequently asked questions

How much does it cost to rent a room in Chicago?

If you split a two-bedroom evenly, your half runs about $950 to $1,348 a month, depending on the source: $950 from signed leases (Sep 2026), $1,000 to $1,348 from asking rents (Oct 2026). A third of a three-bedroom runs about $783 to $1,031. These are whole-apartment rents divided by bedrooms, and utilities are extra unless the lease includes them.

Is it cheaper to rent in Chicago in winter?

Last winter, a little. The average asking rent on the largest listing site fell 3.8%, from $1,975 in Oct 2025 to $1,900 in Jan 2026, and listings stayed on the market about twice as long in January as in June. Signed-lease rents barely moved. Nobody has data for this winter yet, so take that as last year's pattern, not a forecast.

Do students pay less for housing in Chicago?

Sometimes. Near the downtown campuses, the cheaper per-bed buildings ($1,080 to $1,411 a bed, Oct 2026) cost less than half a regular two-bedroom there ($1,750 to $1,915), and the Loop building includes bills. Pricier per-bed units cost more. UIC dorm rooms work out to about $1,400 to $1,930 a month over the 2026–27 contract, before the meal plan.

How much do roommates need to earn to rent in Chicago?

No Chicago or Illinois law sets a number. Each landlord sets its own income and credit requirements and must apply them the same way to every applicant, and whether roommates' incomes are combined is the landlord's call too. Your application covers the whole rent, not your share: $2,000 a month for the average two-bedroom on the largest listing site in October 2026. Ask for the requirements in writing before anyone pays an application fee. General information, not legal advice.
